Is the transfer duty figure exact?

Yes — it's calculated directly from SARS's published transfer duty brackets (rates effective from 1 April 2026), the same marginal-bracket method used for income tax. It's the one figure on this page that's a precise, government-set amount rather than an estimate.

Why isn't there a default for attorney fees?

Unlike transfer duty, conveyancing and bond-attorney fees are guideline figures only — they're negotiable and vary by firm and region. Rather than show a number that might be wrong for your specific attorney, we leave it for you to enter an actual quote.

What if the seller is VAT-registered?

Transfer duty and VAT never apply together — if the seller is a VAT vendor selling in the course of their enterprise, VAT applies instead of transfer duty. This calculator assumes a standard (non-VAT) sale.
